What to Expect from Avalanche Building Inspectors

 

Depending on the size and age of the home/building, inspections typically take 2 to 3 hours.  You are strongly encouraged to attend the inspection with Avalanche Building Inspectors and ask questions and learn first hand about your potential new purchase.

 

Avalanche Building Inspectors are licensed professional home inspectors who systematically inspect your home. Our inspector will do a visual inspection of both interior and exterior systems.

 

Interior systems include electrical, heating, air conditioning, ventilation, plumbing, insulation, flooring, ceiling, wall finishes, windows and doors. 

 

Exterior systems include roofing, flashing, chimneys, gutters, downspouts, drainage, wall surfaces, the foundation and grading surrounding it.  

 

Be aware that a home inspector is not qualified to inspect a wood-burning stove unless they have the WETT (Wood Energy Technology Training) certification. Avalanche Building Inspectors are WETT certified.  This is an optional extra and will add at least one hour to the inspection time.  To be properly inspected, a chimney must first be cleaned.  Call or email Avalanche to discuss options and costs for inspecting wood-burning stoves.

 

After the on-site inspection is completed you’ll receive a clearly documented report outlining descriptions, any limitations and recommendations for each of the systems listed above.  Including approximate ages, condition and implications for the interior and exterior components and systems.  Talk with your inspector about timelines on when to expect the written report; typically they are completed within 48 hours of the inspection.

 

Note:

A proper home inspection does not include appraisals, exact quotes for repairs, or pointing out non-compliance with building code requirements.  A home inspection is intended to help you make an informed decision about buying your home.  A home inspection is not to be mistaken as a warranty on the house.

 

As with the outside of the home, the inspection of the interior systems is visual, meaning that the inspector will not be able to see behind walls or under the floor.
